This property is situated in Strumyani, a peaceful village between Kresna (12 km) and Sandanski (15 km). The borders with the neighbouring countries Greece (30 km) and North-Macedonia (50 km) are also nearby, especially because there is an access to the Struma highway in the village (2 km).
Strumyani has all necessary facilities: a small shop on 300m, ATM on 600m, bus stop for the line Sofia – Sandanski - Petrich, train station and small restaurant on 800m, petrol stations and car service on 1 km. There is also an English-speaking doctor and a pharmacy in the village.
The house is standing on a plot of land of 760 sq. m. It's connected to the sewerage system. In front of the house there is a private concrete parking for 6 cars.
There is cable tv (200 channels) and cable internet (speed 100 Mbps and access to 5G).

The house was built with the intention to provide guestrooms, which clarifies the layout.
On the ground floor (152 sq m) there are:
- 4 guestrooms, each with their own bathroom in the room;
- a common room of 22 sq m, with direct access to the garden. This room has also Daikin air conditioning and access to a water connection, which makes it possible to install a kitchen and /or a dishwasher;
- a common toilet;
- a small storage room underneath the staircase where the central heating is installed;
- another storage room close to the main entrance.
On the first floor (161 sq m) there are:
- 2 guestrooms, each with their own bathroom in the room;
- a private apartment which consists of a bedroom/office, master bedroom, a toilet, the bathroom with luxurious shower cabin and a big bath, the open kitchen and living room and finally a storage room;
- on the hall of the private apartment there is a foldable staircase which goes to the attic.
On the second floor you find the attic. It goes all over the house. On the attic there are 4 electrical water boilers: 3 for the 6 guestrooms and 1 for the private apartment. They can be switched on separately.
All the guestrooms, the 2 (bed)rooms of the private apartment and the open kitchen and living room have a private balcony, which is fenced with aluminium railings.
- Heating: All 7 bathrooms, the 2 bedrooms of the private apartment, the living room and the kitchen have a radiator and are connected to the central heating.
4 of the 6 guestrooms have Daikin air conditioning. In the private apartment there is Daikin air conditioning in the master bedroom and in the kitchen and living room. The air conditioners are split systems which can also be used for heating as well.
- Windows: have double glass with white PVC joinery. All windows have shutters.
- Flooring: all 7 bathrooms, the 2 toilets, the hallways on the ground floor and 1st floor and the private kitchen are tiled. All other rooms are with laminate flooring.
- Furniture: the house can be sold with the furniture, except for the furniture in the 2nd room of the private apartment.
The garden consists of 2 levels and is fenced with PVC coated fence panels.
The first level (380 sq m) is designed as a decorative garden and consists of 2 concrete squares of 16 sq m (relax corners), 1 concrete square of 12 sq m with a massive gazebo and a multifunctional concrete pitch of 65 sq m. The second level (133 sq m) is only maintained and can be used for traditional gardening or whatever you like. It also has a small storage room underneath the staircase.
The property is all about the panoramic view you have on the village, the valley of the Struma and Maleshevska mountain. That’s what our guests like the most, it charms everyone.
