100ys old stone house in a small village, 45 min from the Mediterranean coast

The house is situated in a small village (30 - 40 mostly older inhabitants) in Croatian mountain area, close to the border with Slovenia. The road that goes through the village ends with the village – no through traffic. 15 minutes of driving brings you to the nearest motorway exit. Once on motorway, you can be at the coast within 30-40 minutes depending of your driving speed and chosen location.

Elevation: around 660m above sea level. The temperatures are normally cca 5 degrees C cooler than elsewhere in Croatia. Excellent if you don't like heat, crowds and noise, or if you are worried about global warming.

This stone house is registered as a protected cultural heritage and previously belonged to the village blacksmith. Walls and ceilings were renovated by professionals. The beautiful old interior doors were professionally restored. External stairs, floors and bathroom need more work. Old roof tiles need replacement, but the wooden roof construction underneath is solid. The large front room was fitted with double glazed windows. Clean 1/1 ownership, free and clear.

The stone walls are thick and provide good insulation. Roof is thickly insulated too. The house is connected to electricity, water, telephone and ADSL line.

The garden includes a stone ruin that can be rebuilt into a guest-house or garage without additional planning permission. You are also permitted to use a field outside of the village (300-350 m away from house) for growing vegetables. The field belongs to the previous owner of the house, who has no plans of using it, so she allows current owners to do so.

The flower garden includes a large concrete water cistern with a manual pump. The stone ruins of the old barn provide a nice microclimate for growing tomatos and herbs.

Every morning, fresh bread is delivered to the village. Fresh fish and general store (in a van) come a few times a week. In the winter, snow plough is regular and well-organized.
