The property is located in the green Valdichiana Valley, between Cortona and Arezzo. It consists of an old villa, outbuilding and almost 2 ha of land. The villa was built in 1710 and modified during the past centuries. It measures about 400 sq.m. on three levels.Five years ago, the present owners have redone the roof with modern insulations, restored parts of the ceilings which were damaged and divided the property into three units. Two of them have been perfectly restored.
The ground floor apartment was completed in 2013. It is divided into a cross-vaulted sitting room, dining room with open fire place, eat in kitchen, store/laundry, bathroom, study and bedroom with en-suite bathroom and wardrobe. Floors, kitchen and bathrooms are in travertine. The interiors are decorated in light and soft colours. All windows and doors are new and they have double glazing. Modern under-floor heating was installed for maximum comfort.
The second apartment, located on part of the first and second floor, has its own entrance through an external staircase. The first flooTr consists of a small entrance hall, guest bathroom, sitting room with open fire place, eat-in kitchen and study/bedroom. There are two bedrooms, TV room, bathroom and walk in wardrobe on the second floor. This unit is in typical Tuscan style with original terracotta floors and beamed ceilings.
The third apartment has an independent entrance on the ground floor. The first floor consists of three large rooms. The second floor is also divided in the same manner. This portion was not restored except for the roof and ceilings. It features beautiful, original terracotta floors, beamed ceilings, original travertine staircase and frescoed walls.
Installations are all new an only need to be installed in the part to be restored.
Heating runs on LPG, telephone and broad band internet are connected. TV sat is in place. New electrical installations were made in the restored part and predisposed in the part to be restored. Water comes from a deep well in common with the neighbours. Automatic irrigation of the garden uses the water from the lake.
The land measures approx. 1. 8 ha. Part of it is fenced and turned into a fruit orchard and garden. The 35 sq.m. outbuilding was restored in 2012 and now consists of three large rooms used as storage and cellar.
The rear garden was nicely landscaped with stone walls and perfect lawn. Large travertine table was placed on an area paved with antique stone slabs, sheltered by wisteria covered gazebo. Stone barbecue and antique stone sink were placed nearby, creating all together a beautiful outside dining area with space for 18-20 people.
There is plenty of room for a swimming pool.
