This farmhouse under construction of approximately 250sqm with about 2 hectares of olive grove is located in Guardea in the province of Terni. It is in a very scenic and easily accessible location. All services can be found within a 5-minute drive.
Location
The history of Guardea, which originally had Guardege name, is similar to that of the most important centers dell'Amerino as Alviano and Lugnano. On the beautiful Panfili square overlooking the church of San Pietro and San Cesareo (XVIII sec.), Formed by a single nave with three chapels on each side. In the church are preserved and several valuable paintings of XVI-XIX centuries, including a Coronation of the Virgin of 1500, a Last Supper attributed to the school of Gian Francesco Perini and other. In the municipalities of Guardea and Alviano it extends for 900 hectares the NaturalisticOasis, entrusted the protection of WWF.
Project Description
Reconstruction, with seismic and energy adaptation of the building to the current legislation, lying to the same perimeter and shape of the existing including the reconstruction of the outside staircase to reach the first floor. Out of gauge is made of the small gallery on the first floor where the lands outside staircase. On the ground floor the covered area of this new gallery is used in part for a toilet and partly for decorative loggia.
There will be made a porch on the north side of the building, resting on the floor of a basement room to use facilities accessible only from the outside and a portico at the entrance area match the intended use of the premises provides the ground floor an entrance room, a hallway that distributes the route to the dining room and into a toilet with dressing. Beyond the dining room is the kitchen which served as a pantry. The kitchen leads to a porch of 27sqm whose cover is made of wood with purlins, rafters, hollow tiles and roofing roof to Roman. On the ground floor are placed two bedrooms and a bathroom. The entire ground floor is accessible to people with physical disabilities. In the hall it has installed a staircase of size 85 cm made of a metal frame and glass railing. On the first floor, which is accessed from both the internal staircase is by an external staircase through the small porch, there is instead a bedroom suite. Aim is to deploy a basement with an internal height of 240 cm and accessible only from the outside. The restaurant, with a surface area covered 30,03sqm, is used as a plant room.
Will be a swimming pool with a rectangular tank size ml 4,00 x 14,00 cm and a depth of 135 cm with water free pile height 120. The pool area is accessible via two entrances, a staircase and a path ramps with up to 8% slope and width of 150 cm, to allow easy access for people with motor difficulties. The solarium area has a depth of 3.00 ml and is equipped with an outdoor shower. The venue for the pumps and filtration tanks are underground and accessible through a trapdoor in the solarium.
The building designed according to high standards of energy saving, is equipped with a heating system and radiant cooling integrated in the floor with a dehumidification system for the control of the dew point of the radiating surfaces. The generation system of hot water both for heating and for the health part is made from a heat pump.
Future finishes
It will be completely insulated, with heating and cooling floor system. The heating system will be with solar panels.
It will be accessible for wheelchair users throughout the exterior walkways part (garden - pool) and the ground floor of the farmhouse.
