Owners Accommodation:
The property benefits from modern double glazed windows and doors, vaulted wooden ceilings and Nordic pine fittings throughout. From the garden a door leads into a light and spacious kitchen / diner (30m2) with built in storage units, oven, hob, sink unit, tiled floor and a door leading to the private courtyard. Boarding Kennel & Cattery:
The cattery, overflow kennels, garage and storage/maintenance areas are accessed via the garden or the courtyard. The cattery is in a dedicated building and features 6 separate cat boxes. A door from the cattery leads into a further room with 4 overflow kennels, sink and storage area. From this room there is access to a covered parking area and a large storage/equipment shed.
The main kennel area is purpose built and features a dedicated fire monitoring system, fire extinguishers, on demand water supply in each kennel; external heating for the winter, indoor covered area and covered outdoor space. Each kennel is approximately 7.5m2. The kennel area is u-shaped and surrounds a central courtyard with mature trees and shrubs which give shade in the summer months. The kennel is entered via a door leading to an internal wraparound corridor. The first room is the grooming salon (7.7m2) which features a dog bath, grooming table, washing machines and storage units. Surrounding Area:
Lousã is an attractive market town in Central Portugal approximately 30 minutes east of the large university city of Coimbra. The town offers great amenities, including four popular supermarkets, schools, cafes, shops, a good selection of restaurants, hotel, modern health centre, theatre, library, banks, vets etc. and twice weekly markets. There is an indoor and outdoor pool complex and great sports facilities including a successful, local rugby team and rugby academy. The town is bordered by the stunning Serra da Lousã mountain range which is a wonderful area for outdoor adventures, including walking, bike riding and motorX activities with some spectacular views along the way. Set amongst the hills are the beautiful Schist villages, Castelo da Lousã and a variety of natural, river beaches with bars and playing fields for summer activities.
