General Description
This is a modern, south facing rural house with beautiful views located in a quiet but thriving village close to the towns of Pécsvárad and Mohács and not far from the beautiful city of Pécs. The village is located on the lower slopes of the magnificent Mecsek mountain. Access to the motorway that connects to Budapest is only 15kms away and, of course, Budapest and its international airport are a mere 2 hours’ drive from Geresdlak.

In Geresdlak there is a modern school and a kindergarden in addition to a pharmacy, GP’s surgery and two shops and a pub. There are many attractive houses in the village which has a number of German and Finnish families as well as local villagers. Surrounding the village are the Mecsek mountains and the Geresdi-hills which contain some exceptional paths and trails for exploring, walking and cycling. Accommodation
The property has a habitable space of 190 m2 on two floors, and also has a good sized attic which would easily create more rooms if renovated.

On the ground floor, there is a good-sized (26.6 m2) and useful garage with an inspection pit and the gas boiler. Next to it, there is a 20.8 m2 hobby room with industrial electricity (that means 380V that is useful for bigger machines) and the wood boiler. You can access the first floor from inside the garage (and go up to the attic).

From the kitchen you can enter a small corridor that leads to the bathroom and a separate toilet. The bathroom contains a bathtub and a shower. The electric boiler is located here, too. The kitchen leads to the 26.25 m2 spacious living room. The living room has a wooden floor and a fully glazed southern side with a balcony ensuring it is bright and sunny throughout the day. From the balcony you have a spectacular view. There is another bedroom (room C) next to the living room. The floors of the three bedrooms are laid with carpet. Room A is 15.6 m2, room B is 13.6 m2, both face east and have been used as children’s rooms. The southern facing master bedroom is slightly smaller but sunnier and measures 11.2 m2.

The attic, with its own southern facing balcony, is ready to be developed if more living space is required.

In the garden there is a brick cellar currently used as a vegetable and wine cellar. There is a large outbuilding attached to the house which is in perfect condition. In the outbuilding there is a smaller garage (space for a smaller car or bikes), a storage room from where there is a stairway to the attic and there is a smoker, a composting toilet, 2 pigsties and two poultry-houses with chicken run.

In the garden, there is a well which is used for watering the garden which also contains two mature peach trees .There is nice lawn although half of it used to be a vegetable garden and the other half a vineyard.

All the window frames are double glazed wooden with roll-up shutters/blinds.
